2016: The year price records were set in 52 Sydney suburbs, from terraces to penthouses to trophy amalgamations

The prestige market was on fire during 2016. Here’s the top 10.

Expensive taste in real estate among Sydneysiders and a willingness to compete for it has resulted in record high sales results in more than 50 suburbs this year.

Records were set across Sydney, from more than $60 million in Point Piper for the Altona trophy home to the western suburbs where the first house sold for more than $1 million in Minchinbury.

“The market is heady with confidence, although it still has a mixed feel to it so that the further west you go the growth isn’t as strong,” said Domain Group’s chief economist Dr Andrew Wilson.

“Because most sellers are buyers and buyers are sellers the ripple effect of that market strength shows in these records across Sydney.”

House values rose 2.1 per cent in the 12 months to September to a median of $1,068,303, and apartments rose 0.9 per cent in that period to $685,865, Domain data shows.

But it wasn’t just suburb records that were set this year.

This year also recorded the most expensive purchase to make one amalgamated property when four houses on Coolong Road were sold  for $79.7 million to Menulog co-founder Leon Kamenev.

The national apartment record was also set at $27 million when a penthouse in the Opera Residences at Circular Quay sold last month. At 280 square metres, that sale also set a new high at $96,400 a square metre, well in excess of the previous high of $64,000 a square metre for the penthouse in the Bennelong development next door.

Sydney’s most expensive terrace house sold for $13 million in April, although it didn’t beat the suburb high of $15 million set in 2009 by Jenner House.

There was the Killara estate Ballernoo that not only set a suburb high but an upper north shore record when it sold in March for $11.8 million.

Likewise, when a Sans Souci waterfront house with a jetty sold in November for $9,105,000 it not only beat the previous suburb record by more than $3 million but set a new high for the St George region.

A few suburb records were negotiated last year, but settled this year, represented by the $30.8 million sale of the Bellevue Hill mansion Leura and the $12.8 million sale in Castlecrag of the Penhallow estate.

The most recent record was set in Russell Lea on December 10 when more than 100 spectators watched as 17 registered bidders competed for a house on Burnell Street. Adrian Sereni, of Warwick Williams, said the $5.61 million result was $1.61 million over the reserve.
